Fort Bend

Fort Bend County is expected to triple in population over the next 30 years as more and more people discover the nationally envied high quality of life that is standard here.

The following community descriptions are from the Fort Bend chamber of Commerce:

  • AVALON is a waterfront community adjacent to First Colony. The development features four distinct neighborhoods - Waters of Avalon, Gardens of Avalon, Villages of Avalon and Meadows of Avalon. With more than 70 acres of lakes, water is the theme and inspiration for this 427-acre new home community.

    Avalon offers the many amenities of a well planned community such as highly rated educational institutions, business and professional centers and access to everyday conveniences of shopping centers and recreational facilities. Residents enjoy the tranquil environment of Fort Bend and a location that is close to Houston for convenience.
  • CINCO RANCH has become one of the fastest selling communities in the Greater Houston area. The Beach Club and swim Lagoon is a one-of-a-kind recreational facility that offers a half-acre swim lagoon with white sandy beach surrounding it. Also available is the highly acclaimed Cinco Ranch golf club, a championship 18-hole daily fee course. There are also multiple recreation complexes offering pools, tennis, volleyball and basketball. Hike and bike trails, tot lots, parks, picnic areas and the new two-and-a-half-mile Bayou Trail are also available to residents. 

    Cinco Ranch is located in the Katy independent School District, one of the best districts in the state. Cinco Ranch is also home to the West Houston Institute, a higher education facility run by the University of Houston.
  • COLONY LAKES blends the serenity of the country with the advantages of the city, an affordable planned community.     Colony Lakes is convenient to major employment centers and the excitement of professional sporting events, elegant shopping, fine dining and country clubs. Conveniently located off State Highway 6 and the southwest freeway.
  • FIRST COLONY - begun in 1976, this 9,700-acre community contains neighborhoods or villages segmented by price range and styles, extensive greenbelts, lakes and landscaped boulevards. Restaurants and shopping are plentiful, and the First Colony Mall with several large anchor stores opened in 1996. Major amenities include a private country club, athletic fields, lakes, an aquatic centre, 3.5 million square feet of rental and 2.5 million square feet of campus and garden style offices. First Colony is in the Fort Bend Independent School District.
  • GRAND RIVER offers two- to 10-acre estate and equestrian home sites on the Brazos River and Jones Creek just one-fourth mile west of the Pecan Grove clubhouse on FM 359. Over 150 huge home sites are now available in this superior deed restricted community. Grand River boasts its own riverside private park and miles of riding trails throughout the development.

    Grand River is located in the heart of the area traditionally known for its fine horse ranches and upscale country living, with convenient shopping areas just minutes away. Taxes are low; there are no MUD or levee taxes. With the giant pecan trees, huge lots and country vistas, Grand River offers “Close-in Country Style Living in a Beautiful, Natural, Riverfront Setting“.
  • GREATWOOD is one the only naturally wooded communities in Southwest Houston, and is now home to more than 3,200 households. Great wood has become one of the most sought-after communities in Southwest Houston. One of the most beautiful communities in all of Houston, residents of Greatwood cites its elegant feel and small-town charm as one of the reasons for making it their home.

    Major amenities offered include a championship, daily fee golf course, more than 32 acres of lakes, and a trail system that winds its way throughout the community, two recreation complexes with swimming and tennis, and playgrounds. There is also a four-acre nature park within Greatwood that provides residents with a place to relax explore and learn.

    Greatwood is part of the Lamar Consolidated Independent School District, with Dickinson Elementary and Campbell Elementary Schools located within Greatwood.
  • LAKE OLYMPIA is known as one of Houston's premier master-planned communities. Accented by 130 acres of natural lakes and nine miles of wooded shoreline, Lake Olympia's master plan includes amenities such as a private marina, greenbelt trails, boating and fishing areas, tennis and fitness facilities, and 54 holes of golf available at the adjacent Quail Valley Country Club.

    Lake Olympia, located in Fort Bend Independent School District, has an elementary and middle school within and a high school directly across from the community. Lake Olympia is also close to downtown, the Galleria and the Texas Medical Centre.
  • NEW TERRITORY was begun in 1986 and is a 2,300-acre community containing numerous lakes and parks. Major amenities include four recreation centers, 8.5-acre Pecan Park, seven lakes and 450 acres of greenbelt and jogging trails. New Territory is in Fort Bend Independent School District with two on-site elementary schools and a middle school.
  • PECAN GROVE PLANTATION, first developed in 1977 this 1,400-acre community is built around a golf course and wooded areas. Major amenities include a 27-hole golf course, three swimming pools, tennis courts, pocket parks and country club with fine dining and fitness centre. Pecan Grove Plantation is served by both the Fort Bend Independent school district and the Lamar Consolidated Independent School District.
  • QUAIL VALLEY began in 1969 among pecan groves along historic Oyster Creek. This 2,530-acre community is home to over 5,000 families. The neighborhood is interspersed with lakes and golf courses, and enjoys the lowest tax rate of all east Fort Bend County communities.

    Major amenities include 54 holes of golf, 20 lighted tennis courts, an athletic centre, and country club facilities. Quail Valley is in the Fort Bend Independent School District.
  • RIVER FOREST is an acreage sub-division located on FM 359 off US Hwy 90A. The average size lot is three acres, making the sub-division spacious and open. River Forest allows only approved custom builders and all homes must be 90 per cent brick or masonry construction. The plantation design homes on the large wooded lots give river Forest the feel of the next "River Oaks" in Fort Bend County. This is one of the only upper scale communities that allow horses.
  • RIVERPARK is a 790-acre; master-planned community located in the heart of Fort Bend County along the north side of US Hwy 59 at the Grand Parkway. River Park proudly features some of finest builders in the Houston and Fort Bend County areas, including Brighton Homes, KB Home, and Perry Homes.

    One of the many unique advantages River Park residents will enjoy is the direct access to over 163 acres of Brazos River-front property, set aside as a natural park with the densely wooded trails, wildlife reserves and open meadows that border the river left undisturbed. The community also features a four-acre recreational centre with swimming pools, a playground, a volleyball court, picnic facilities and other amenities that nurture the growth of families and friendships. Parents will be glad to know that River Park enjoys a choice in convenient, quality schooling including the exemplary schools of the Lamar Consolidated ISD and the Holy Cross Episcopal private school. River Park is a reflection of the best both man and nature has to offer.
  • RIVER PARK WEST, one of southwest Houston's newest master-planned communities at US 59 South and Williams Way Blvd. The community is conveniently located just one mile south of Grand Parkway.

    Wheatstone Management, the developer of River Park West and its popular sister community River Park, has reserved approximately 70 acres to recreational amenities, including parkland along the historic Brazos River. A 20-acre field sports complex, a 4.1 acre community park with competition pool, a playground and pavilion will also be available.
  • RIVERSTONE - join the many residents who have discovered Riverstone, Fort Bend's new luxury waterside community planned for 5,000 single-family homes and 16,000 residents. Designed as a mixed-use master-planned community with single-family homes, town homes and patio homes. Riverstone's 2,800 acres includes 250 acres of lakes and 500 acres devoted to open space, park lands and recreational facilities. Twenty-four miles of pedestrian walkways and trails will connect 74 neighborhoods. More than half of the community is wooded with large pecan trees and hardwoods.

    University Blvd will be one of the community's major thoroughfares. When complete it will be a connecting route between US 59 South and Hwy 6. The University of Houston has recently opened a satellite campus at US 59 South and University Blvd.

    Phase One of Riverstone is served by Fort Bend ISD's Austin Parkway Elementary School, Quail Valley Middle School, and Elkins High School. Austin Parkway and Elkins are rated “Exemplary“ by the Texas Education Agency. In 2002, Elkins was named a national Blue Ribbon School by the US Dept of Education. Top-ranked by Baseball America, USA and Student Sports, the Elkins Knights in 2002 capture the state championship - the school's second since 1995 - and a national championship. All three schools are within two miles of Riverstone. Fort Bend ISD plans to build two elementary schools within the community.
  • SEVEN MEADOWS is a new, 1,050-acre planned community located along the west side of the Grand parkway between Fry Road and FM 1093 in the prestigious Katy School District. Seven Meadows focal point will be a six-acre central park with swimming pool, splash pool, meeting room, pavilion, picnic areas and children's plays cape. Green spaces, walking trails architectural elements including fountains and sculptures, and carefully planned landscaping will enhance this picturesque community.
  • SIENNA PLANTATION - Hundred-year old trees and unrivalled amenities such as a lakeside amphitheatre and the largest water park in the southwest place Sienna Plantation as Fort Bend's finest master-planned community. With the widening of Hwy 6 and convenient access to the Fort Bend Toll Road, now under construction, Sienna will soon be Houston's most well-located community.

    Sienna comprises a diverse selection of neighborhoods and architectural styles, with homes priced from the low $100,000's to the millions. Buyers can choose from patio homes, executive homes, golf course homes, custom homes, and acreage home sites in The Woods.

    At the heart of the community is Club Sienna, a 12-acre recreation complex. A spectacular private water adventure park delights residents with a competition pool, a three-board diving well, a water tower with over 200 feet of slides, a zero-entry pool, a “water-works“ system with a giant spill bucket, and a number of other interactive play areas. A terraced outdoor amphitheatre is designed for concerts and the performing arts. Other Club Sienna amenities include a half-acre children's playground, a sand volleyball court, eight lighted tennis courts and a health and fitness centre. In all, more than 2,000 acres in Sienna are dedicated to park lands, golf courses, lakes and greenbelts.

    Residents also enjoy the Sienna Plantation Golf Club, which offers a challenging 18-hole course, plantation-style clubhouse with a full-service pro shop, a professionally staffed golf learning centre, a driving range and a practice area. A full-service restaurant, serving residents as well as the public, The Grille at Sienna Plantation Golf Club, boasts the culinary wizardry of executive chef Frederic Perrier and includes seating for 150, with rooms to accommodate functions of various sizes. Wedding receptions, parties, business meetings and group outings are welcome. The Grille also caters for home or office.

    Sienna will be home to a 30-acre campus for a new FBISD middle school, a 12-acre site on which Trinity Baptist Church will build a church and private school, and a 25-acre site for a future church, elementary school and middle school to be built by the Catholic Diocese. The Houston Community College System has purchased 30 acres in Sienna as the first step in creating a comprehensive campus for the area. The initial building will be the central facility. Approximately 40,000-60,000 square feet, it will house classrooms, technology and science laboratories and offices for student services, admissions and registration.
  • SUGAR CREEK - a community since 1969, the 1,200-acre Sugar Creek is built around two private country clubs and is home to 1,592 households. The convenient entrance off US Hwy 59 is surrounded by retail and commercial amenities. Major amenities include private country clubs with 27-hole and 18-hole golf courses, Community Park, playground, pool, banks, churches, restaurants and mandatory security systems in all homes with optional central monitoring without cost. Sugar Creek is in Fort Bend Independent School District.
  • SUGAR LAKES - Monarch Development of Texas, Inc. developed this 330-acre waterfront community built around breathtaking lakes and nature reserves. Sugar Lakes offers a variety of custom homes and affordable, family orientated plans. Other amenities include a community centre complete with swimming pool, tennis and basketball courts, and lake-front walking/jogging trails. Sugar Lakes is conveniently located off US Hwy 59, just minutes away from First Colony Mall. The community is situated within the highly acclaimed Fort Bend ISD.
  • WESTON LAKES - this private, guarded community of 1,400-acres is home to approximately 450 families, and includes a natural setting of winding lakes and hundred-year old pecan trees. Major amenities include a 24-hour guard with access gate and private streets, country club with three dining rooms, 18-hole private golf course, tennis courts, pools and Pecan Park. Weston Lakes is in the Lamar Consolidated ISD.
  • WOODBRIDGE is a 680-acre master-planned community conveniently located on State Hwy 6 approximately four miles north of US Hwy 59. Since opening in late 1999, Woodbridge has become one of the fastest growing communities in the area.

    Designed as a mixed-use master-planned community, Woodbridge will include more than 1,250 single-family homes, multi-family sites, restaurants and retail shopping centers upon completion. Homebuyers who want the privacy of a gated enclave with private streets can choose Woodbridge Estates, featuring a seven-acre lake and beautiful homes.

    The community is served by the highly acclaimed Fort Bend ISD and includes an on-site elementary school. The 3.5 acre recreation centre features a junior Olympic swimming pool, tennis courts, playground and clubhouse overlooking a five-acre lake for the enjoyment of Woodbridge residents.
