I will provide an accurate and current Competitive Market Analysis that will help you determine the best and most effective listing price for your property. 


I will present a customized PLAN OF ACTION - tailored for marketing your unique property. This will include all appropriate marketing and follow-up activities as agreed upon in advance with you the seller.




I will estimate the net proceeds from any potential sale, taking into account your outstanding loan balance, closing costs and prorated amounts. 




I will secure a FOR SALE sign on your property, fitted with brochure box, to catch any drive-by traffic of prospective buyers and expose the property to the immediate neighborhood. 


I will bring your home to the attention of numerous potential parties through my personal network I developed over 27 years in the business. Brokers and sales associates in the immediate area will also be targeted as well as. 




I will target carefully selected, potential buyers with marketing materials highlighting your property's unique selling points. 



I will review with you all appropriate advertising vehicles including individual newspaper ads, specialized real estate magazine ad inserts as well as internet exposure as well as other real estate websites. Virtual tour will be an additional option.



I will provide with an ACTIVITY report on an agreed upon basis that will keep you up to date on all advertising efforts, property showings and agent/buyer interests and feedback, as well as any changes in the market place.



I will secure with proper due diligence financial qualifying information on all buyers before accepting any purchase offers.



I will review with you all purchase offers as they are presented, and under your instructions I will negotiate on your behalf all points needed to reach an agreement while attempting to match or exceed your expectations.
